WHY Our system was developed because of the recognition in the industry that no set of drawings can possibly cover all issues and no contract can predict every situation. Others see this as an opportunity to hit the owner with change orders as often as possible. We see fixing these problems as an opportunity for faster projects and therefore more projects each year.
When a problem does occur it is the integrity of all parties and their relationships that determine how much of a conflict there will be and who shall pay. More often than not a disreputable builder in an adversarial relationship will find a way to hide the costs in other charges to the owner. In the worst cases, disputes arise and mistrust becomes rooted. In the end, all is lost: Owners pay more, there are exhausting disputes about even minor issues, the quality of the work suffers, and the scheduled completion date gets pushed farther and farther into the future. Some jobs are never quite completed and warranties are non-existent.
It doesn't have to be that way. Our process is not perfect but it does work. Eliminating some of the common causes for the problems, treating people honestly and honorably, expecting good work and giving the same, being a team, and seeking a common goal are not utopian ideals. When backed up with proper procedures, licensing, insurance, contracts, qualifications, and other legal and administrative tools, everyone has an improved comfort level and can focus on achieving their best work.
